Pre-contract Enquiries

When purchasing property it is essential that all the necessary pre-contractual checks are made in order to ensure that the property has the correct licensing and planning requirements and that there are no hidden debts or charges affecting the property.

In particular, it is vital that the purchaser is aware and acts in the same manner as they would do in their home country. From Reservation Contract, to Purchase Contract to the handing over of the Keys at the Notary

Poveda Vicedo will be able to assist you with pre-contract enquiries, deposit or reservation agreements, purchase contracts, building contracts, obtaining or preparing title deeds, carrying out full searches at the local town hall as well as with all other matters that come hand in hand with purchasing a property. We can also co-ordinate with your mortgage lender here in Spain or in your home country. We give the client the optional service of connection of utilities and putting Spanish Wills in place.

Option to Grant Power of Attorney if you are Overseas

The granting of a Power of Attorney is another optional service offered by Poveda Vicedo, which has the benefit of saving the client having to come personally to Spain at each and every part of the purchasing process. We can arrange for you to grant powers during your visit to Spain or at home at your local notary public’s office. Such powers can be general or specific and in all circumstances may only be exercised following the clients written instructions.
